Selling Your House?

staging-home.jpgThe way that you live in your home is very different from the way the house needs to look when it's on the market. As seen on HGTV, the Discovery Channel, The Learning Channel and the Style Network, a home that is staged and properly prepared for sale will sell faster and for more money.

Staging has an impressive record of getting results in all market conditions, and is particularly important in a buyer's market when there is a large inventory of homes and greater competition for the buyer's attention. With staging your home will stand out from the others in your price range, and you won't waste a single opportunity to create a favorable impression.

Staging is based on editing the contents of a home so that the focus is on the property itself. It's the opposite of decorating, although both use standard principles of interior design. Staging isn't just for expensive homes. It works for all types of homes from the simplest to the most grand.

A Perfect Partnership

Marketing a home is most effective when the seller, agent and stager work together. When a home is staged and properly prepared for sale, it becomes a more attractive "product".  The home photographs better for print and on-line advertising, and that creates more interest in seeing it, and when visitors come they're much more likely to be impressed with what they see.

Recently the Hendersonville Times-News featured a property in Triple Creek on the cover of the Real Estate section.  The story about Sandy's work with the agent and the seller was told in an article that accompanied the pictures, entitled "The Story Behind the Story - A Perfect Partnership", Hendersonville Times-News Article, April 6, 2008.

BEFORE YOU LIST


DO call a professional stager first, preferably a month before you sign the listing agreement, to allow time to implement any recommendations.

DON'T let anyone see your home until it's staged and ready, including your REALTOR®, so that the comparative market analysis that determines your listing price is based on your home in its best condition.

DON'T allow any photos to be taken until your home is staged. Great pictures are important marketing tools, since most buyers will see your home on line or in print first. Make sure every photo is appealing.
