Why Stage Your Home

staging-home.jpgLiving in your house is very different from selling it.  Today it is widely known that a house that is professionally staged and properly prepared for sale will sell faster and for more money.

Staging has an impressive forty year record of getting results in all market conditions. It's particularly important in a buyer's market when there is a large inventory of houses and greater competition for the buyer's attention. With professional staging, your house will stand out from the others in your price range, and you won't waste a single opportunity to create a favorable impression.

Staging will help create your most crucial marketing tool - attractive, compelling photographs. Over 95% of buyers will see your house first in an on-line image and decide whether or not to visit in person. Don't let prospects get away! Be sure that the photographs of your house work for you, not against you, by having a consultation with a professional stager before your house is listed and pictures are taken.

Staging is based on editing the contents of a house so that the focus is on the best features of the property. It's the opposite of interior decorating which seeks to create unique personal spaces, although both apply standard principles of interior design. Staging isn't just for expensive houses. It works for all types of houses, from the simplest to the most grand.

"Staging will help protect the equity in your home - in any market."

The Biggest Mistake of All

You may remember seeing a program on HGTV about The 25 Biggest Real Estate Mistakes .  At the very top of the list, the biggest mistake of all, was "Failing to Showcase Your Home and Make Small Cosmetic Changes".  The second biggest mistake was setting too high a listing price.

In other words, failing to properly stage a house for sale
was the biggest mistake of all.

It's a mistake you don't have to make!

"Sandy,

Thank you for helping us sell our house so quickly. We put it on the market Friday and we got an offer Monday evening. How's that for fast? We really think that the home staging you did made it easier for buyers to see themselves in our home (minus all our extraneous clutter and junk!) It's really amazing how rearranging a few things and clearing clutter could make such a difference."

 Thanks again,

Heather and Edward Robinson

"Working with Sandy Le Roy was a great experience. Sandy is very knowledgeable and has a terrific way of conveying her staging suggestions while at the same time being considerate and thoughtful of the owner's likes and dislikes."

"Staging is a win-win situation for both Buyer and Seller. When the Seller engages Sandy, the home will be expertly prepared for the Buyer to visualize living there. Her special touches are subtle and her talents are appropriate for homes of all sizes."

Mary Stephens
Prudential Lifestyle Realty, Hendersonville

"Thanks for your help, suggestions and prompt response. The house was listed on Thursday morning July 6th and we received an offer Thursday afternoon July 14th. The couple who made the offer looked at the house on three separate days and we received good feedback throughout."

"Dear Sandy,

Thank you from the bottom of our hearts! Words cannot express how grateful we are for how you assisted our clients recently with the staging of their home. It had been on the market for a while and was missing the "wow" factor, until now.

More importantly, your kind approach with the owners was truly appreciated. As you introduced them to the concept of staging and offered a new perspective in how their home may be viewed by potential buyers, you were obviously careful with their feelings and pride in their personal belongings.

The home looks more beautiful than ever before and we are confident it will sell quickly.  We intend to recommend you to all of our clients and look forward to working with you again."

Our sincere thanks!

Fitz and Lauretta Sthreshley
Keller Williams Realty Mountain Partners, Hendersonville

"Dear Sandy,

I want to express my thanks for doing such a fantastic job for me and my sellers this past year. I have been totally pleased with the professional service that you have offered. In one situation you came into my client's HOUSE and transferred it into a warm, wonderful, cozy HOME by putting your special touches to it. In fact, when the Buyers came back into the home and learned that most of the accent pieces were yours, they wanted to have all the pieces remain because they made it a Home! Your services are professional, you, yourself are courteous, thoughtful and always put the clients as Number One.

I would not hesitate to use or recommend your services to other REALTORS® and Sellers. Staging a home properly means extra of thousands of dollars to your clients and hundreds of dollars in commission to a REALTORS®. I look forward to working with you in future...."

Warmly....

"On a day to day basis in my retail paint business , it is seldom that I have met anyone with such an extraordinary command and understanding of the use of color as Sandy LeRoy. I have also had the pleasure of assisting her in several of her local workshops concerning the usage of color and always leave there amazed at her depth of knowledge. Whether it be the staging of an existing home for sale, or a color and design consultation when building or remodeling, she is clearly the person to call!"

Tom Williamson  Williamson's Paint Center Landrum, SC

"It had been on the market for a year, and I wanted to get rid of the house so I was willing to do most anything (Sandy suggested). We spent maybe $3,000 to $5,000 on it, but it sold for more than what the first REALTOR® had listed it for, about $20,000 more. It sold in a couple of weeks, and it had been shown and shown and shown."

Martha Quinn
Hendersonville

"I was very skeptical of staging. Everyone said the house was perfect, but she made quite a few changes that I would not have thought of. Sandy met with my clients, and they loved her. It just worked beautifully and made a believer out of me."

Steve Carson
Keller Williams Realty Mountain Partners, Hendersonville

"I think with this particular service, the return on the investment is exponential."

Ken Honeycutt
Alacarte Realty, Asheville

"I had a great experience with Sandy and her staging services. My client needed to sell quickly and I had an Open House scheduled in two days, but the house was in no condition to be seen, so the pressure was on. Sandy dropped everything to help me, and she and I worked together packing, re-arranging furniture and placing accessories. She also brought in rugs, plants and accent pieces that made a big difference in how the house looked. The client was thrilled with what we accomplished, the feedback from the Open House was very positive and the house sold quickly."

Cindy Jones
Century21 Mountain Lifestyles, Hendersonville

"I would be most happy to recommend you. We have had a very positive experience with you and your reports, and staging. I think most buyers have felt that it is a worthwhile process."
