Arden Town home
The interior of a vacant town home in Arden was an uneasy combination of the seller's paint color decisions and inexpensive-looking, generic design details chosen by the builder. The two approaches didn't work well together, and the results were cold, dreary and disconcerting.
In a vacant property, color and design details are what prospective buyers see most clearly, and trigger an emotional response that can be positive or negative. If problems aren't corrected, not only will photographs be poor marketing tools because they'll limit interest, buyers who come anyway won't be impressed.
After a staging consultation with listing agent Cheryl MacPhail, the town home was repainted in a palette of coordinated, neutral colors. My suggestions also included new light fixtures and bathroom hardware, plus the addition of a simple mantle over the fireplace to create a better focal point for the living room. The new colors not only flattered and unified the previously conflicting colors in the kitchen cabinets and carpet, they made the town home look fresh and updated. Cheryl then completed the project with some basic staging. The results were impressive and another great example of an agent and stager working together to help the seller by creating a more appealing, competitive product. And best of all, the town home sold quickly.

Triple Creek
In 2008 the Hendersonville Times-News featured a property in Triple Creek on the cover of the Real Estate section. Carriage Park
An attractive family home had been on the market for several months and had several showings, but no offers. There were no major problems, but the house needed to have a little more pizazz. All it took was some re-arranging and a few more accessories, which the seller is now enjoying in her new home.

A Vacant House in Flat Rock
Staging transformed a vacant house in Flat Rock, after it had languished on the market for nearly two years. The house had been partially updated, but still had original carpet and light fixtures, poorly chosen paint colors inside and outside, and a general lack of personality that made it feel cold and uninviting.
Staging recommendations included a new paint color plan for the interior, new carpet and light fixtures, plus a few accessories. The exterior trim was repainted and we added new front door hardware, entryway lighting and container plants. The difference was dramatic.

Before staging the ratings were 2's and 3's. After staging they were 4's and 5's.
The
opinions of how well the property showed before staging went from no
answer to "Good". After staging the we received a few "Excellent"s.
Many of the original comments were that just too much had to be done.
Now it's move-in ready!
The agents in our office toured the home
after staging and there were only good comments. The paint colors and
carpet did wonders and curb appeal is no longer a problem. Before
staging I received a lot of advice of what needed to be done to make the
home saleable.
Now that the staging has been completed, we have a wonderful home to market in this economy."
