Guides for Smart Sellers

BEFORE YOU LIST

 

DO call a licensed home inspector and have your house inspected before you list, and follow through on any recommendations. If you do so now, the buyer's inspector won't find problems that could delay, or even kill a sale, and you can make the repairs on your schedule and at the lowest cost.

DO call a professional stager at least a month before you sign the listing agreement, to allow time to implement any recommendations. Remember that attention should be on the house, and not on your belongings. Be willing to pack the non-essentials, and store them off-site if space is limited.

DON'T let anyone see your home until it's staged and ready, including your REALTORĀ®, so that the comparative market analysis that determines your listing price is based on your home in its best condition.

DON'T allow any photos to be taken until your home is staged. Attractive pictures are your most important marketing tool, because over 90% of buyers will see your home for the first time in an on-line image, and decide whether or not to visit in person. Make sure every photo is appealing.
