A Roof Primer For Sellers
What do you know about your roof? Do you know the material that was used, its age and condition? Have there been leaks, and if so, did you eliminate the cause and make cosmetic repairs? What routine maintenance have you done? What is the life expectancy of your roof? The seller’s disclosure form for the MLS listing requires you to state the age of your roof to the best of your knowledge, and you also must prepare to answer buyer’s questions about its condition. Roof issues often become negotiating points. If your roof needs repair or replacement, it’s better to find out before listing, rather than when your house is in escrow.
Inspecting the Roof
A basic visual evaluation of the roof is part of a standard home inspection. Home inspectors in North Carolina aren’t required to walk the roof, but some will, provided the roof isn’t too steep or slippery. The inspector will look for obvious defects to shingles, flashing, plumbing vent boots, chimneys and gutter systems. The inspector also will go into the attic, when possible, to check the structure, ventilation and insulation, and look for leaks around any roof penetrations. Make accessing your attic as easy as possible, even if it requires clearing out a closet.
Home inspectors are not responsible for making in-depth roof inspections. If the home inspector identifies any issues, or if you have concerns, hire a roofing contractor to do a detailed inspection. Opinions about the condition and appearance of a roof can vary widely, so consider having the roof inspected by someone who will not necessarily be the one to make repairs, or to replace it. Get more than one opinion.
Condition and Cosmetics
Proper maintenance can extend the life of your roof by as much as five to ten years. Keep the roof, gutters and downspouts clear of debris so that water drains properly. Not only will a roof covered with algae, moss and lichen have a shorter life expectancy, the roof won’t photograph well. A discolored roof will concern many buyers and suggest the possibility of other deferred maintenance. Some prospective buyers who see a discolored roof won’t be willing to consider your house. Keep the roof clean using a non-pressure method to avoid damage.
Buyers will have questions about your roof. Have it inspected before you list and be sure the roof and gutters are clean.
