Many people think that selling their house is their real estate agent’s job and all they have to do is sign the listing agreement and wait for prospective buyers to come.  The truth is that smart selling is a team effort. The ideal team includes the owner, a professional home stager and a real estate agent, working together towards the common goal of a successful sale.  The owner is the team captain.

Each team member has specific responsibilities and must cooperate with the others for the best results. As the seller, what must you do? Your basic responsibility is to be fully engaged in the process.  You also should properly prepare the house for sale, provide maintenance and improvement records for marketing, provide legal documents, make the house available for showings and maintain it in showing condition.

The stager’s job is to analyze the appearance of your house and show you cost-effective ways to showcase its best features, while minimizing the impact of less attractive ones. The stager will help you set priorities so that you can work within your selling timetable and make the most of your budget. Contrary to what many people think, home staging is not decorating.  It’s a real estate marketing tool designed to change a family home into a desirable product.  The stager’s goal is to create a simple and attractive impression so your house will appeal to any buyer.  Staging is affordable and a key component of smart selling because it helps to protect the equity in your home.

The real estate agent is your marketing and negotiating professional. The agent develops an overall strategy for marketing your house, researches comparable properties to suggest the best listing price, prepares marketing materials for Multiple Listing Service (MLS), internet and print, refers tradespeople as needed, facilitates showings with the buyer’s agent, negotiates the deal with the buyer’s agent and ensures that documents are prepared to meet the legal requirements for a valid sale. The agent also must keep you informed.

Because the professional stager and agent are specialists within the real estate marketing field, they’re effective allies whose insights and ideas will enhance your selling strategy. As the team captain, you direct their efforts and make the final decisions.
