Why Stage Your Home
"Working with Sandy Le Roy was a great experience. Sandy is very knowledgeable and has a terrific way of conveying her staging suggestions while at the same time being considerate and thoughtful of the owner's likes and dislikes." STAGING & REDESIGN
WHY STAGE YOUR HOME:
A Perfect PartnershipMarketing a home is most effective when the seller, agent and stager work together. When a home is staged and properly prepared for sale, it becomes a more attractive "product". The house photographs better for print and on-line advertising, and since over 90% of buyers will see the house first on the internet, that's crucial. Great pictures create more interest in visiting, and when buyers come they're much more likely to be impressed with what they see. The Biggest Mistake of AllYou may remember seeing a fascinating program on HGTV about The 25 Biggest Real Estate Mistakes . At the very top of the list, the biggest mistake of all, was "Failing to Showcase Your Home and Make Small Cosmetic Changes". The second biggest mistake was setting too high a listing price. In other words, failing to properly stage a house for sale
was the biggest mistake of all. It's a mistake you don't have to make!
Sandy Le Roy has been working with home sellers and REALTORS® for over twenty years. She's an Accredited Staging Professional (ASP™) who emphasizes practical, low cost ways to present a home in the best light.
Case Study: A Vacant House in Flat Rock
Staging transformed a vacant house in Flat Rock, after it had languished on the market for nearly two years. The house had been partially updated, but still had original carpet and light fixtures, poorly chosen paint colors inside and outside, and a general lack of personality that made it feel cold and uninviting. Staging recommendations included a new paint color plan for the interior, new carpet and light fixtures, plus a few accessories. The exterior trim was repainted and we added new front door hardware, entryway lighting and container plants. The difference was dramatic. "When agents show a house they're asked to complete a Showing Report with four questions and a space for comments. The questions are: Is the customer interested in the property? How well did the property show? Your and your customer's opinion of the price. Please rate this property. Range of 1-5. Dawnine DeKeizer Preferred Real Estate Center, Hendersonville
A Few Kind Words...
"Staging is a win-win situation for both Buyer and Seller. When the Seller engages Sandy, the home will be expertly prepared for the Buyer to visualize living there. Her special touches are subtle and her talents are appropriate for homes of all sizes." Mary Stephens "Thanks for your help, suggestions and prompt response. The house was listed on Thursday morning July 6th and we received an offer Thursday afternoon July 14th. The couple who made the offer looked at the house on three separate days and we received good feedback throughout." Pamela Culp "Working with Sandy Le Roy was a great experience. Sandy is very knowledgeable and has a terrific way of conveying her staging suggestions while at the same time being considerate and thoughtful of the owner's likes and dislikes. The before staging and after staging difference is awesome! I would highly recommend Sandy for your staging needs, and bringing her in early on is the way to go." Betty McCallister

I want to express my thanks for doing such a fantastic job for me and my sellers this past year. I have been totally pleased with the professional service that you have offered. In one situation you came into my client's HOUSE and transferred it into a warm, wonderful, cozy HOME by putting your special touches to it. In fact, when the Buyers came back into the home and learned that most of the accent pieces were yours, they wanted to have all the pieces remain because they made it a Home! Your services are professional, you, yourself are courteous, thoughtful and always put the clients as Number One. I would not hesitate to use or recommend your services to other REALTORS® and Sellers. Staging a home properly means extra of thousands of dollars to your clients and hundreds of dollars in commission to a REALTORS®. I look forward to working with you in future...." Warmly.... "It had been on the market for a year, and I wanted to get rid of the house so I was willing to do most anything (Sandy suggested). We spent maybe $3,000 to $5,000 on it, but it sold for more than what the first REALTOR® had listed it for, about $20,000 more. It sold in a couple of weeks, and it had been shown and shown and shown." Martha Quinn "I was very skeptical of staging. Everyone said the house was perfect, but she made quite a few changes that I would not have thought of. Sandy met with my clients, and they loved her. It just worked beautifully and made a believer out of me." Steve Carson "I think with this particular service, the return on the investment is exponential." Ken Honeycutt "I had a great experience with Sandy and her staging services. My client needed to sell quickly and I had an Open House scheduled in two days, but the house was in no condition to be seen, so the pressure was on. Sandy dropped everything to help me, and she and I worked together packing, re-arranging furniture and placing accessories. She also brought in rugs, plants and accent pieces that made a big difference in how the house looked. The client was thrilled with what we accomplished, the feedback from the Open House was very positive and the house sold quickly." Cindy Jones
"I would be most happy to recommend you. We have had a very positive experience with you and your reports, and staging. I think most buyers have felt that it is a worthwhile process." Judy Michaud, Broker-Owner
